While every agent will promise to sell your home, the reality of the real estate market today is that this simply doesn’t always happen! The fact of the matter is, the majority of homes listed for sale sit on the market for months, and many of these homes never sell at all. Needless to say, this is highly frustrating to a home seller like you. But more than this, it can be financially crushing if you’re counting on the sale of your home to fulfill some other obligation.
 
I set myself apart from most agents by being accountable to you. At the listing presentation I will show you the true market price of your home. This will be based on the market facts along with a clear understanding of what it will take to get your home sold in today’s market place. I do understand that my pricing may be somewhat different than some of my competition will express to you. I had rather earn your business by expressing the true price upfront so you can make an informed decision before you ever put your home on the market. With a good understand of the expectations of the selling process it will be much less frustrating & stressful! If the home is not priced right when it goes on the market than it will not show leading to more frustration! My goal is to make sure that your home will be sold for fair market price as fast as possible. At the presentation we will go over the pricing on your home. We will establish the fair market price based on the information we get from the Heartland MLS, your neighborhood information, and your input. If we can both agree on a fair price then we will proceed with the 59-Day or No Commission Guarantee. 
 
As you can see, I don’t just promise to get your home under contract, I guarantee it! My 59-Days or No Commission Guarantee is as simple as this: I guarantee to get your home under contract in the 59-Days or you will not pay me a commission. If your home sits on the market for longer than 59-Days from the time we price it at the agreed price, I will still continue to market your home aggressively but charge you zero commission paid to me the listing agent at closing. As you can see, I put my money where my mouth is. Instead of making you empty promises, I give you a written guarantee of performance and if I don’t live up to this agreement, you pay me the listing agent absolutely nothing at all. I’m taking all the risk so you don’t have to, and this gives my many clients much greater peace of mind in the home selling process.
